Welcome to our newsletter for our current project, Middlecross Assisted Living Scheme, located on Simpson Grove in Armley. The scheme is being delivered by Morgan Sindall Construction in partnership with Leeds City Council.

The development will provide 65 apartments, comprising of 52 one bed and 13 two bed along with communal facilities for residents including a café and hair salon. The scheme is planned for completion in spring 2027.

Construction works

Our Project commenced in March with our first operations being bulk excavations and foundation works. This means we have a large amount of heavy machinery onsite. We appreciate works of this nature can create nuisances such as dust, noise and vibrations. As a competent contractor we put a vast number of resources in place to minimise the impacts of these works. This includes dust suppression, wheel washing and a road sweeper to keep the highways clean.

We adhere to strict hours of work granted under planning conditions and we have installed a monitoring system within the site boundary which monitors dust, noise and vibrations. The monitoring system has parameters set to ensure we stay below levels that can have an impact on local residents and adjacent structures.

Over the coming weeks our key activities include drainage connections installed in Simpson Grove in late April. These works require a road closure, please see image to the side showing area of Simpson Grove that will be closed with diversion signage in place.

We have the delivery of our site office and welfare cabins around 6th May for two days which will see large vehicles attending site. Our site entrance will be controlled by a series of trained banksman to minimise the disruption.

Towards the end of May we will have the arrival of our tower crane. This is a large operation managed by a specialist team. Through the summer months the building superstructure will start to take shape and will become visible out of the ground.

Community engagement

Morgan Sindall is prioritising the use of local businesses for skills, materials and labour and is set to achieve in excess of £2.27 economic benefit for Leeds with every £1 spent on the project. Leeds residents are expected to make up over 80% of our site workforce. Our team is working with local education providers and Armley Community Hub & Library to create opportunities for local young people and jobseekers to develop their skills with careers activities in schools and supported work experience to help them become work ready.
