Welcome to our newsletter for Middlecross Assisted Living, located on Simpson Grove in Armley. The scheme is being delivered by Morgan Sindall Construction in partnership with Leeds City Council. The development will provide 65 apartments, comprising 52 one-bed and 13 two-bed, along with communal facilities for residents, including a café, activity room and hairdressers. The scheme is planned for completion in spring 2027.

Construction works

Everything is looking good here at Middlecross and we continue to work to programme despite the change in weather. By Christmas we will have completed the ground- and first-floor structures with only the second floor to construct when we return in the new year. Internal works have now commenced with plumbing, electrical, screeding works and windows

Christmas Holidays

Yes, it’s that time of year again already. We very much hope you are looking forward to the festive holidays and to ensure we do not disturb your enjoyment we will be closing the site and no works will be carried out over the holiday period. Our site will close on 23 December and reopen on 5 January. There will be full-time manned security in place during the shutdown so please be aware that people will be visible around site, with lights on at certain times. The 24-hour emergency contact details will remain live in the period in the event of any issues.

Community engagement

As part of our work to support the local community, the Morgan Sindall team have donated £7,950 of skills, plant and materials to upgrade an outdoor learning and wellbeing area at Dixons Unity Academy to benefit students and staff. Middlecross groundworkers Moortown removed broken pathways and rotten decking and replaced fencing, while Morgan Sindall purchased Flexipave, which was installed by Moortown to create wheelchair-accessible pathways. As a finishing touch the Moortown team added pergolas for structural interest, along with reclaimed timber seating.

Environmental performance

Morgan Sindall is committed to reducing carbon from the Middlecross project in the fight to tackle climate change and is currently working with our suppliers to reduce site waste from the build process.
