Maybole Community Campus

The project sought to create a single, integrated campus capable of serving students and the wider community from early years through to secondary education.

Constructed on the site of the existing Carrick Academy, the development required a tandem-build approach that would allow educational activities to continue throughout construction. The project also included a challenging site topography and the delivery of multiple community facilities, sports infrastructure and a police office within a live operational environment.

Morgan Sindall Construction worked closely with South Ayrshire Council and hub South West Scotland to deliver the project through a carefully planned series of phases.

The campus was developed in stages to maintain continuity of education and community access while minimising disruption.

The phased delivery strategy enabled individual facilities to be handed over as they were completed, providing early benefits to both the school and wider community.

The new campus brings together education, recreation and community services within a single state-of-the-art development.

Education facilities include:

• Early years provision
• Three primary schools
• A 700-place secondary school
• Flexible learning and community spaces

The four-storey campus has been designed to create inspiring educational environments that support collaboration, inclusion and wellbeing while providing a modern, future-ready learning estate. The campus serves children and young people aged 2 to 18.

A key objective of the project was to create facilities that would benefit the whole community beyond the school day.

The community hub includes:

• A 25m swimming pool
• Two full-size all-weather sports pitches
• Sports changing facilities
• Community-use spaces
• Sports pavilion
• Police Scotland office

Sports Pavilion

The dedicated sports pavilion further enhances the campus offering and includes:

• Four team changing rooms
• Referee changing facilities
• Showers and toilets
• Central preparation kitchen
• Multi-purpose community room
• Police office accommodation
• Report-writing facilities
• Secure storage areas

The facility provides a valuable resource for local sports teams, community groups and public services.

Delivered through the Learning Estate Investment Programme (LEIP), the campus was designed to achieve a low-carbon Band A standard.

The project supports long-term sustainability objectives through energy-efficient design, modern building systems and high-performance educational facilities that minimise operational energy demand while creating comfortable and healthy environments for learning and community use.

The project delivered significant social and economic benefits alongside the physical development.

• £14,543 donated to community projects
• 4,327 project team volunteer hours delivered
• 454 work experience days provided
• 20 local jobs created
• 881 young people engaged through STEM activities

These initiatives helped create opportunities for local people while supporting education, skills development and community growth throughout the project lifecycle.

Maybole Community Campus has transformed education and community provision within South Ayrshire, creating a modern destination that supports learning, health, recreation and public services under one roof.

By bringing together multiple schools, community facilities, sports infrastructure and public sector services within a single integrated campus, the development provides a lasting legacy for Maybole and its surrounding communities.
