The Challenge

As demand for modern commercial accommodation in Caithness continues to grow, there was a need to increase the availability of flexible business space capable of supporting both local companies and inward investment.

The development forms part of Highlands and Islands Enterprise's wider strategy to stimulate economic activity in rural communities and encourage long-term population retention. The units also needed to respond to the growing opportunities presented by the renewable energy sector, particularly given Wick Harbour's role as the operations and maintenance base for the Beatrice Offshore Windfarm.

Our Approach

Morgan Sindall Construction was appointed to deliver four new business units at Wick Business Park, creating approximately 488m² of high-quality commercial floorspace.

Designed with flexibility in mind, each unit provides around 122m² of accommodation and can be combined to create larger premises if required. This adaptable approach enables the development to cater for a wide range of occupiers, from growing local businesses to companies entering the region for the first time.

The works also include all associated infrastructure, utility connections, access roads, landscaping and car parking, creating a fully serviced commercial environment ready for occupation.

Supporting Business Growth

The new units have been designed to provide modern, flexible accommodation suitable for a variety of commercial uses, including office, workshop and industrial activities. Delivered to a shell and core plus standard, the units include:

• Heating and lighting installations
• Kitchen and welfare facilities
• Sanitary accommodation
• Internal finishes
• Modern, flexible floor space
• Infrastructure and landscaping works

The development builds on the success of phase one of the business park, where demand for flexible business accommodation has already demonstrated a clear market need within the area.

Sustainability and Net Zero

Sustainability has been embedded within the design from the outset, helping to support both client and regional net zero ambitions.

Key low-carbon features include:

• Photovoltaic (PV) solar panels
• Air-source heat pumps
• Electric vehicle charging infrastructure
• High-performance insulation and energy-efficient building fabric

These measures will help reduce operational energy consumption while creating energy-efficient, future-ready workspaces for businesses operating within the park.

Creating Economic Impact

The development represents part of a wider £2.25 million investment by Highlands and Islands Enterprise to increase the availability of small business units within rural communities. The project is expected to play an important role in supporting economic growth across Caithness and Sutherland by encouraging business expansion, attracting investment and creating employment opportunities.

Once occupied, the four new units are anticipated to support the creation of around 26 full-time equivalent jobs over the coming years, helping strengthen the local economy and support long-term population retention within the region.
