Dear Hackney Resident
Further to the Resident’s forum on Monday 12th January 2026, we advised we would be commencing some demolition works to facilitate our site set up preparations. There are currently two areas of the site which are planned to commence from Monday 23rd February 2026, these areas include the existing boiler house to the South West of the site and the plant room to the north of the site. We have provided some further information below:
We have shown an overall plan below identifying the two areas of demolition:
Existing Boiler House
The demolition of the existing boiler house is located on the south west entrance of the site and consists of full removal of the chimney and the boiler house building, see below a snippet of an elevation and photo which shows:

Scaffolding including monarflex sheeting will be erected around the chimney during the demolition in an attempt to minimise noise, dust and vibrations. Our demolition teams will also be tasked with using hydraulic breakers where possible, which will again reduce any nuisance of noise, dust and vibration. Access will be permitted within the residents’ car park of 38-68 Clapton Square to ensure the activities are carried out safely and clear exclusion zones are in place during the works. We anticipate these works taking approximately 6 weeks to complete.
Existing Plant Room
The plant room sits within the existing car park at the north of the site and previously housed all the Mechanical and Electrical main plant. This will be removed to allow more space to be created for our site logistics, we anticipate these works taking approximately 2 weeks to complete.
We have included an elevation and photo of the area below:
We apologise for any inconvenience caused during the works.
In conjunction with the Council project team, we are holding our next Residents’ Forum on Monday 23 February 2026 from 6pm at the Levy Centre on Lower Clapton Road. All residents, business owners, and local stakeholders are welcome to attend. The format will be a short presentation, and question and answer session.
